Anaheim Condos –> Harbor Lofts Portal –> 2nd floor and higher larger units

Harbor Lofts has 6 different floorplans on one level that can exceed 1,500 square feet. They’re part of a very unique segment of the Real Estate market. They have enough space to rival many single family homes nearby but don’t really have a similar offering in the nearby market in terms of high density, urban style living. Stadium Lofts on the other side of town has their largest floorplan at just under 1,500 square feet. While they have “lofts” in their community name, they aren’t really true lofts like Harbor Lofts.
Then, there are superior flats in Anaheim located in 100 West and A-Town which are newer built and have private garages. Their largest flats can fetch as much as $900,000 in today’s market.
Although all of these sales have listed the square footage at 1,547 or 1,548, these are not all the same floorplan. Listing agents likely had copied other recent listing square footages and assumed they were the same floorplan when in reality, 3 floorplans can be near that same living space measured.
Estimate of value for floorplans around 1,500 square feet: $670,000 to $725,000. While the highest sale was $718,000 after 61 days on the market, the market has cooled off considerably evidence by the current listings of the nearby Domain community. Condos that once took one weekend to sell are needing a month or more with multiple price reductions.


Estimate of value for floorplans larger than 1,800 square feet: $700,000 to $780,000.
Many factors will significantly affect value such as view, enclosed walls for bedroom privacy, upgrades, flooring, having a patio on the 2nd floor, and competing inventory at the time.
