Seasoned homebuyers are typically more realistic and motivated when making an offer. If a property has been on the market for a few weeks, they likely have seen the listing or have even viewed the interior of the home through an agent. Especially if you have the same model, the buyer will be be comparing the other active condos to your home.
Closed and Pending Sales in Stadium Lofts
When a home is “pending”, it means that the seller is under contract with a buyer. While the seller does have certain cancellation clauses due to performance, they’re unable to cancel simply because they received a better offer. The pending price is usually not disclosed by the listing agent as it can compromise their seller’s negotiating power should the home be placed back on the market.
When a home is a “closed” sale, it means that the home has officially changed hands through title documents. Appraisers usually will give more weight to more recent closings. If they lack “comps”, or comparable homes to include in their report, they have the liberty to go farther back in time.
