Despite the prestige of the Toll Brothers brand, the crowded townhome segment of Anaheim have left buyers with many choices in both resale and new construction. Having a rooftop deck for viewing Disneyland fireworks is also something that isn’t unique to 100 West. Lewis + Mason was the first Anaheim community to introduce this configuration back in 2018.
Even with all the choices, 100 West is arguably the premium choice for newer townhomes in Anaheim.
Terraces Plan 1 (Approx. 1,881 Sq Ft | 3 Bed / 3.5 Bath)
Recent sales for Terraces Plan 1 have closed around $1,000,000 to $1,010,000, with a recent example at approximately $1,010,000 for a 1,881 sq ft layout. This floorplan represents the entry point into the rooftop terrace segment, offering three bedrooms along with the added outdoor living space that distinguishes these homes from the Townes series.
Pricing within this tier is influenced by location within the community, privacy, and finish quality, as well as how effectively the rooftop space is designed and utilized. Units with upgraded interiors and favorable positioning tend to achieve the strongest results.

Terraces Plan 2 (Approx. 1,913 Sq Ft | 4 Bed / 3.5 Bath)
Terraces Plan 2 floorplans have recently sold between approximately $992,500 and $1,080,000, reflecting a wider range based on layout, condition, and overall presentation. With four bedrooms and additional square footage, this plan appeals to buyers seeking more flexibility while still benefiting from rooftop terrace living.
At this level, buyers are more selective, and pricing differences are often driven by interior upgrades, natural light, and positioning within the community. Well-finished homes with desirable orientation and usable rooftop configurations tend to push toward the upper end of the range.

As the largest standard terrace floorplan, Plan 3 has recently closed between approximately $1,186,000 and $1,283,000, representing the highest tier of non-custom homes within 100 West. These residences combine increased interior square footage with expansive rooftop space, attracting buyers prioritizing both livability and outdoor entertaining.
Values at this level are highly sensitive to upgrade quality, view orientation, and overall privacy, with premium finishes and well-positioned units commanding the strongest pricing. Because of the limited availability of this floorplan, individual sales can vary more significantly depending on presentation and market timing.
Why have values declined in 100 West? The inventory has significantly increased in 2025 as we head into the winter months. New home builders in Anaheim such as Lennar have aggressive in incentives to lure buyers away form resale homes. As a result, showings and offers have been much less in the crowded townhome segment of the market.
