While that sale stood out for its speed and price, the broader data shows that 2-bedroom flats remain the most consistent and reliable performers in the community.

Market Context and Current Conditions – (Hold your excitement)
While that sale reflects strong demand for well-positioned 3-bedroom units, my experience representing current buyers and listings suggests a more cautious buyer pool today. Some properties have required longer time on the market or strategic pricing adjustments to attract attention.
I had a recent sale in the Stadium Lofts which was a 3 bedroom premier floorplan and 2 sales last month in the Domain of their largest floorplan and both experienced significantly more time on the market. The amount of showings and offers have really taken a decline.
At the same time, Chapman Commons is holding up better than nearby communities when it comes to monthly costs:

HOA dues at The Domain in Anaheim have recently increased beyond $600/month, creating some resistance from potential buyers.

Stadium Lofts is expected to raise HOA dues again, and includes Mello-Roos assessment, further narrowing its buyer pool.
Floorplan Trends: The Role of 2-Bedroom Flats
Despite the market softening, there’s good news for 2 bedroom owners. We reviewed sales data from Chapman Commons and removed extreme outliers to focus on meaningful averages. Here’s what the data shows:

Despite a slight price premium for 3-bedroom units, it’s the 2-bedroom layouts that dominate in volume and consistency. They appeal to a wider range of buyers—singles, couples, and small families—and continue to drive most of the activity in the building. In other words, a 3rd bedroom is a bit of an oxymoron for a high density buyer. Often, as soon as the higher price comes into play, the option of older townhomes with attached, direct access private garages come into play. Or they can pay an additional $50k more and get a newer construction townhome with many of the builder incentives being offered nearby.
For sales in the last 6 months in Chapman Commons, 4 sales have averaged 11 days on market. Stadium Lofts is experiencing similar buyer demand with 19 days to sell.
