December 2025 was an unusual month when you compare Garden Grove and nearby Anaheim condo markets.
The Numbers Show a Conflicting Story
At the city level, Garden Grove actually saw less condo inventory heading into year-end. New condo listings slowed, and overall supply tightened. Under normal conditions, that kind of environment usually encourages sellers to stay on the market rather than pull listings.

So why did four Chapman Commons listings cancel or expire during the same period?
The explanation becomes clearer when you look at how buyers actually search for condos in this area.
Anaheim and Nearby Markets
Garden Grove is rarely shopped in isolation. Most buyers looking here are also actively shopping Anaheim, where the condo market looked very different in December. Anaheim saw higher inventory levels and longer days on market, giving buyers more options and more leverage. Perhaps the biggest reason buyers will gravitate towards Anaheim is the listing count and amount of new townhomes available.


That matters because when nearby markets offer more competing choices, sellers in smaller communities can feel that pressure more directly. Rather than competing head-to-head in a crowded comparison set, some Chapman Commons sellers chose to pause and reassess pricing or timing.

2026 off to an optimistic start?
Despite those cancellations, January has already started off far more active through reports from my colleagues and my own pipeline. Open Houses seem busier and more buyers are entering the market. Of course, all this activity will take some time to show up in the data in terms of pending sales and closings.
The takeaway is simple: cancelled listings don’t automatically signal falling demand. In many cases, they reflect timing decisions and the reality that buyers compare multiple cities, not just one building.
