
Amenities are often one of the biggest factors buyers focus on when comparing condo communities, but how much do they actually matter once you look beyond the surface? To explore that question, I toured and compared two very different Irvine condo communities—3000 The Plaza and Watermarke—along with my colleague Faith Hicks.
Both buildings offer strong amenities, but they represent two very different tiers of condo living, with very different price points and long-term ownership experiences.

Luxury Amenities at 3000 The Plaza

3000 The Plaza stands out immediately for its luxury presentation and vertical scale. One of its most unique features is the rooftop pool, which offers sweeping views across Irvine’s financial hub and toward the surrounding mountains. It’s the only Plaza tower with a rooftop pool, and the experience feels more private and intimate compared to larger shared amenity decks.
The fitness center is larger than most people expect, featuring Life Fitness equipment, multiple cardio stations, and an open, modern layout looking into the BBQ area where folding doors can be opened fully to blend the outdoors with the gym. The building itself feels polished from the moment you enter—the lobby, concierge presence, elevators, and common areas all lean into a luxury hotel-like experience as if you were entering the Four Seasons or Fairmont.
One thing that consistently comes up when touring The Plaza is the steel-frame construction. This isn’t something buyers always think about right away, but it makes a real difference. Steel construction significantly reduces noise transfer between units and floors, which becomes more noticeable the higher you go. Add in controlled access, security, and elevated views from upper floors, and the overall experience feels distinctly premium.
This is a building that appeals to buyers who value privacy, structure, and a more refined, vertical lifestyle.

Amenities at Watermarke in Irvine

Watermarke offers a very different—but still very strong—amenity experience, especially for its price point. The community is designed around centralized amenities with a grand French-themed 2-story clubhouse, which naturally create more interaction and a stronger sense of community.
The pool area is larger and more active, with a natural flow between the pool, jacuzzi, and surrounding spaces. The fitness center features higher ceilings, better natural light, and direct views of the pool—something residents tend to appreciate over time. Watermarke also includes amenities that The Plaza does not, such as a screening room, library, and larger clubhouse spaces.
From a functional standpoint, Watermarke’s amenities check nearly every box. Residents can easily move between the gym, pool, and common areas without navigating multiple elevators or secured corridors. For many people, that convenience matters just as much as how the amenities look.
Watermarke is built with wood-frame construction, which is typical for mid-priced condo communities. While it doesn’t offer the same sound insulation or structural feel as a steel-frame high-rise, it delivers strong value and livability for buyers who want amenities without luxury-level pricing. Parking is available through a multi-level parking structure which anchors to the 2 main buildings, making residents less reliant on elevators since their spaces are often on the same floor.


The Verdict: A Close Call — But the Difference Isn’t About Function
When you compare amenities side by side, this is actually a close call. Both communities offer pools, fitness centers, attractive common spaces, and a strong lifestyle component. From a purely functional standpoint, Watermarke holds its own remarkably well.
The real difference goes beyond function.
It’s similar to comparing a Mercedes to a Rolls-Royce. A Mercedes may offer many of the same features—comfort, technology, performance—but that’s not why a Rolls-Royce exists. The difference shows up in what you don’timmediately see: construction, insulation, privacy, security, and the way the entire experience feels over time.
In mid-rise condo living, that difference often comes down to factors like steel vs wood construction, noise transfer, building security, elevator systems, and views from higher floors. Those elements don’t show up on an amenity checklist, but they heavily influence long-term satisfaction and pricing.
That’s why luxury buildings like The Plaza command a premium, while communities like Watermarke continue to thrive as strong, lifestyle-oriented alternatives with much lower entry points.
Neither option is “better” across the board—they simply serve different buyers, priorities, and stages of life.
