
Many condo owners assume the smallest units sell the fastest because they’re the most affordable. But when we looked at recent sales data in Irvine, the answer turned out to be a little more complicated.

Looking at sales since January 2023 (a period when higher interest rates had already slowed the Irvine condo market), the “sweet spot” bedroom count varies depending on the building.

Why the Numbers Look Different
At first glance the results may look surprising. One-bedroom units move fastest at Watermarke, while two-bedroom units sell faster at Avenue One.
The reason is largely due to each building’s “bread and butter” floorplan — the configuration that dominates the community.
At Watermarke, one-bedroom condos make up a large share of the inventory. With more buyers shopping in that entry-level price range, these units tend to move steadily when priced correctly. People are just trying to get footing in Irvine.
At Avenue One, however, the two-bedroom layouts are more common and often attract buyers looking for a flexible second bedroom for a home office or guest space. That’s likely why two-bedroom units there have sold faster on average.
How This Differs from Anaheim Condo Communities
Interestingly, the pattern is different in Anaheim condo communities.
When comparing Anaheim mid-rise buildings, three-bedroom condos often take longer to sell than two-bedroom units. One reason is that three-bedroom condos begin to compete with the townhome market, where buyers may find similar pricing but with features like direct-entry garages or private outdoor space.
That dynamic doesn’t appear to affect Watermarke’s three-bedroom units as much. Irvine’s newer townhome communities — such as those in the Great Park — often come with Mello-Roos taxes or multiple HOA dues, which can push monthly costs significantly higher.
As a result, Watermarke’s three-bedroom condos still occupy a distinct price category and have continued to sell relatively quickly despite being the largest units in the community.
What This Means for Irvine Condo Owners
The takeaway is that there isn’t a universal “best” bedroom count when it comes to selling speed. If you look closely at the number of sales in the table above, you can also estimate the absorption rate — essentially how many units buyers are purchasing each month. Based on sales since January 2023, Watermarke has averaged roughly 1.8 one-bedroom sales per month, about one two-bedroom sale per month, and a three-bedroom sale roughly every three months.
At Avenue One, the market has absorbed about one two-bedroom condo per month and one one-bedroom every three to four months. Understanding this demand can help owners position their property correctly. If multiple similar units are listed at the same time, pricing and presentation become critical to ensure your condo is the next one in line to sell rather than waiting for the next buyer cycle.
Each condo community develops its own demand pattern based on:
- the mix of floorplans in the building
- the price range buyers are targeting
- competition from nearby housing options
In communities like Watermarke and Avenue One, understanding those patterns can make a meaningful difference when deciding how to price and market a property.
