Stadium Lofts Anaheim – 2020 Landlord Update

Rental values in the Stadium Lofts remained pretty flat for 2020 as vacancy rates in the surrounding new apartment buildings continue to forcecompetitive incentives. Landlords of condo units need to remind prospective tenants that their lease terms are more renewal friendly. It’s common for a private landlord to charge the same amount when the lease term ends and assumes a month-to-month agreement.

Most apartment tenants don’t think that far ahead and are shocked when they receive their renewal letter from their property manager.

Sales in the Stadium Lofts continue to be strong to close out 2020.

Nearby new apartment buildings have to be evaluated often when reviewing market rents in Stadium Lofts.

Stadium Lofts November Market Report

October 2020 was a very active month in The Stadium Lofts of Anaheim with 4 condos that went into escrow and 3 additional condos listed. Stadium Lofts continues to be the most active selling compared to local buildings such as Chapman Commons, The Domain of Anaheim, and Harbor Lofts due to the number of condos and a demographic that just simply moves more frequently.

Construction continues as the Stadium Lofts in Anaheim receives a new, more-modern color scheme.

The highest sale for 2020 was the “Angel” floorplan for $520,000. This was a corner unit that faced State College and Katella towards Angel Stadium.

Downtown Styled Condo Residences Anaheim 92805 – August 2020 Market Update

For condominium buildings in the Anaheim 92805 area including Chapman Commons, The Domain of Anaheim, Harbor Lofts, and Stadium Lofts, the activity levels had surged in July and had surpassed prior July 2019 levels.

The number of homes in escrow had surged to 41 in July 2020 — exceeding the year prior when there was no pandemic.

The surge in activity might be possibly due to the dip you see on the graph which occurred in May 2020 as would-be homebuyers might have simply held off on their plans. The market had almost screeched to a halt in April and the numbers didn’t really show until the following month.

Active listings at the end of July are almost identical to where they were in July 2019.
